Tender description

The University of Birmingham ("the University") is procuring a Framework for the Inspection and Maintenance of Fire Rated Doors (Lot 1) and Repairs of Fire Rated Doors (Lot 2) to the University of Birmingham.
The scope of the Framework shall include, but not be limited to:
1. The provision of the following services:
The University of Birmingham wishes to enter into a long-term contract (the “Contract”) for the provision of passive fire protection (Fire Doors) services that will ensure that the relevant equipment is inspected, maintained and repaired to the highest quality standards.

It is envisioned that a multi-lot tender will be conducted in order to establish this Framework. The initial lot structure has been outlined below, although this is subject to change.

Lot 1 – Maintenance and inspection of fire rated doors.
Lot 2 – Fire door repairs (major repairs).

The University reserves the right to:
a) Award Lot 1 only to a single contractor
b) Award Lot 2 only to a single contractor

No single contractor can be awarded both Lots 1 and 2. However, tenderers are encouraged to apply for both Lot 1 and Lot 2.

Lot 1 of the tender is for the inspection and maintenance of fire doors within the University’s accommodation buildings. The main statutory inspection is carried out on a 6-monthly inspection cycle and is an in-depth inspection of each fire door. A supplemental inspection, which covers a lower number of fire doors, and is a less onerous inspection, is also carried out on a 6-monthly inspection cycle.

Lot 2 of the tender is where the University seeks a BM Trada registered contractor to carry out major repairs to a fire rated door and associated items on an ad hoc basis. When required the contractor will carry out repairs to a fire rated door in line with standards set by BM Trada.

The terms of Lot 1 and Lot 2 of the awarded contract shall be fixed and firm for a period of two (2) years commencing 1 August 2026 until 31 July 2028, with an option to extend two (2) periods of one (1) year each up to a maximum extension period of a further two (2) years until 31 July 2030.

Engagement
The University of Birmingham is inviting expressions of interest (EOI) from contractors in relation to this upcoming tender opportunity.
Following the initial EOI stage, the University intends to conduct contractor engagement in the form of information gathering and shortlisting, following which a select number of contractors will be invited to partake in the tender.
If you are interested in engaging with the University for this project, please register to our E-Tendering Portal (https://in-tendhost.co.uk/universityofbirmingham/aspx/Home) if you are not already, and express interest as directed against the Framework Agreement for the Provision of Maintenance and Inspection of Fire Rated Doors and the Provision of Repairs to Fire Rated Doors for the University of Birmingham.
Note: the University of Birmingham is operating as a Non Contracting Authority and any process associated with this tender opportunity will be conducted outside of the Procurement Act 2023.
