James Parsons Phase 3 roof Replacement

As part of this ongoing strategy, LJMU seeks to appoint a Principal Contractor to undertake critical roof refurbishment works to two key assets:<br />• James Parsons Building – Phase 3 Tower (Upper and Lower Roofs)<br />• Byrom Street Campus Substation Roof <br />These works are required to address deterioration in waterproofing systems, ageing building fabric, and associated mechanical and electrical interfaces. The refurbishment forms part of LJMU’s wider commitment to ensure the long term resilience, safety and operational functionality of its estate. <br />A detailed Employer’s Requirements / Specification has been issued as part of this Invitation to Tender. Contractors are expected to provide full costs and proposals for—but not limited to—the following scope elements:<br />• Temporary access and scaffolding provisions<br />• Roof refurbishment to both levels of the Phase 3 Tower<br />• Roof refurbishment to the Campus Substation<br />• Associated builders' works, M&E interfaces, and required protection measures <br />LJMU emphasises that the building will remain occupied during certain phases of the work, and therefore the appointed Contractor must ensure safe working practices, minimised disruption, and compliance with all statutory and University specific safety protocols.<br />
