EST LJMU 25/05 - City Square Refurbishment

Tender description

The project objective is to fit-out the fourth floor of the City Square building to provide temporary teaching facilities whilst LJMU’s Henry Cotton building is refurbished.<br /><br />The City Square Building is located within Liverpool City Centre, with the main entrance fronting onto Tithebarn Street. The left and right-hand elevations front onto Moorfields and Vernon Street respectively. The site is located centrally within the city centre. Immediate surrounding uses include a mixture of offices and retail. A multi-storey car park and Moorfields Rail station are situated to the rear. The ground floor is used as Liverpool Civil and Family Court, with retail use along Tithebarn Street. Upper floors appear to be used predominantly as offices with different occupancies.<br /><br />The building will be leased on a temporary basis (currently assumed to be two years) and refurbished to provide teaching facilities. The works are temporary in nature and need to be completed for teaching to commence in September ’25. As part of this refurbishment, LJMU are looking to appoint a design and build contractor who will be able to take the design from RIBA 3 onwards and deliver the works. A photographic survey of the space can be seen in Appendix 1.<br /><br />The scope of works is under development but will include:<br />• Full renewal of ceilings and lighting on the fourth floor.<br />• New partitions to suit proposed layout.<br />• Install of above ceiling and below floor acoustic treatment.<br />• Partial replacement of flooring throughout.<br />• Adjustment to existing MEP and install of new MEP to align with new layout.<br /><br />Design work to date has progressed to the end of RIBA 2, an information pack containing details on the client brief, the current building configuration and design work completed to date can be seen in Appendix 2.
