Framework Agreement for the provision of Building Fabric (Non electrical) Planned /Reactive Maintenance & Small Capital Works The Authority wishes to invite suppliers to a framework for Planned and Reactive Maintenance Services with Minor Works. Authorities wishing to use this framework are Kent Police, Essex Police and Kent Fire and Rescue Services. Lots applicable to this Framework are as follows. Building reactive with planned works function Lot 1 Non fire doors and windows Lot 2 Foul and surface water drainage Lot 3 Water & Legionella Management Lot 4 All service information applicable to the lots are specified in Service Description Volume 3. To each of these task schedules there is an overarching requirement to carry out works to maintain a good operational standard of the elements identified and present the client with updated drawings and documentation to identify elements of defect and repair. Inspections and works on active sites require due care and attention to minimize disruption and workflow of personnel in occupation. Maintenance is to be in accordance with the task schedules and to the Programme specified by the Service Plan. The Contractor may be required to provide for planned installation of new Works, modifications and/or refurbishment of existing equipment, as directed by the Service Manager by the use of separate Task Orders. The Kent Affected Property Register is detailed within Appendix 9 and provides information on the sites where equipment is to be serviced and maintained. Essex & Kent Fire sites will be provided should they use this framework. Kent Police provides the affected property register for guidance only as to the maximum no of sites that may be affected and offers no warranty as to the number of sites where the service will be required. The contractor should make allowance within their tender for such variances in service requirement. The clients may also dispose or repurpose sites during the contract period and site numbers may vary during the contract period. General fabric builder Carpentry/Joinery Plastering/Rendering Decorating Flooring Ceiling Windows/Doors/Glazing Plumbing Roofing/Cladding Groundworks Bricklaying Builders Demolition Hard/Soft Landscaping Fencing/Gates Insulation Drainage (Foul/Rain Water) The Authority’s examples of typical (but not limited to) future works request are: External: - External decorations; - Re-surfacing of car parks; - Replacement of windows; - Renewal of gutters and downpipes; - Roof repairs and renewals - Hard landscaping (paving, fencing etc.). Internal: - Whole site refurbishments; - Building extensions; - Redecoration and re-flooring of rooms; - Ceilings; - Refurbishment of a former store room to an office; - Refurbishment of kitchens/WC’s/showers; - Knocking down walls to provide bigger open plan offices; - Providing some new racking to store rooms.
