Construction Project at Station Road Dunloy

Tender description

Demand at this time is for 6 No. units, as indicated by NIHE, however with projected need likely top total ten within the next 3 years, we would wish to prepare a scheme for a total of 10 units, composed as follows: The proposed mix should comprise:  2 No. 2p/1b General Needs Apartments (Own Door Access)  5 No. 3p/2b General Needs Houses  2 No. 5p/3b General Needs Houses  1 No. Complex Needs Unit (Apt or House to be determined) The buildings will be constructed to Lifetime Homes, Secured by Design standards and Code for Sustainable Homes level 3. This 0.96 hectare site is located at Station Road, Dunloy. This land was previously used for agricultural grazing and therefore has never been developed for any other use. The surrounding land use is predominantly residential, with some cultural/community orientated buildings along Station road. The site is immediately surrounded by residential development with a private housing schemes to the south (Bellaghy Crescent) and east (Carrowdoon Park) with housing of NIHE origin to the north east and southwest (Greenacre and McClelland Park). Several dwellings within the NIHE estate have been sold off although a number remain tenanted. Existing dwellings either back onto the site or are positioned gable-on. The site is relatively even for the most part, however it drops away significantly (West to East). The boundaries to the site are formed as follows:  2m high hedge row to the northern boundary before Station Road.  2m high hedge row to the eastern boundary separating the site from the Greenacre housing development.  Mature trees and foliage (4m high stands in parts) form the Southern boundary of the site with Bellaghy Crescent.  The western boundary is formed by 2m high hedge row before a laneway owned by a third party.
