Construction Project at Beechfield Drive

Tender description

The 0.4 hectare site is located on Beechfield Drive, Donaghadee The land was formally a brownfield site of 14 No. terraced units in three blocks which were demolished in 2002. The site is currently a grassed open space. The area surrounding to the north, south and west is primarily residential in character and comprised mainly of terraced and semi-detached dwellings. To the east is Donaghadee Primary School. The curtilage of the site is defined to the south by the boundary walls and/or fences to the rear gardens to the residential properties at Rosepark, to the west by a close boarded timber fence, to the east by a 2 metre high metal palisade fence and to the north east by a one-metre high bow top fencing. There is no boundary along the remainder of the northern edge adjacent to the public footpath. A children’s playground is located immediately adjacent to the north east edge of the site and public open space is located on the opposite side of the road to the north. The proposed mix is 14 no. units including 1No. 5p3b bungalow, 1No 4p3b bungalow, 2No 2p1b apartments and 10No. 3p2b houses, however this is subject to change during community consultation. The buildings will be constructed to Lifetime Homes, Secured by Design standards and Code for Sustainable Homes level 3.
