Connswater Project - ALDT for Ballyclare Road New Mosley

Tender description

Clanmil on behalf of Connswater Homes Limited wish to appoint an Architect Led Design Team. The 2.94 hectare site comprises a band of land adjacent to Ballyclare Road and extending to Manse Road. The lands lie adjacent to the New Mossley estate. The area is considered predominantly residential and is located approximately 1.2 kilometres from the centre of Glengormley. The site is located within the development limit of the Belfast Urban Area in the Belfast Urban Area Plan 2001. It is also within the development limit of Metropolitan Newtownabbey as designated in the Draft Belfast Metropolitan Area Plan 2015. The lands are zoned for housing and are located directly adjacent to an area zoned open space/ Local Landscape Policy Area. In respect of the area zoned for housing there are a number of Key Site Requirements (KSR) in the Draft Plan. The concept layout developed for the site identifies scope for a scheme comprising approx.. 87 units. There is a requirement to deliver the scheme in 2no. phases as identified on the concept layout. It is also necessary we provide the following properties within the overall mix:- • 5no. complex needs properties broken down as follows – 1no. 3P2B bungalow, 2no. 4P3B bungalows, 1no. 5P3B bungalow and 1no. 5P4B bungalow. • 1no. 10P5B General Needs property. • Remainder of scheme to be approximately spilt as follows:- - 20% 2P1B General Needs apartments - 20% 3P2B CAT 1 apartments - 50% 3P2B General Needs houses - 10% 5P3B General Needs houses The buildings will be constructed to Housing Association Design Guide, Lifetime Homes, current Building Regulations and Secured by Design standards
