Tender description

The 0.6 hectare site is located between the Scrabo Road and A20 local distributor. The land was formally developed as the Knightsbridge Inn. The site is irregular in shape and the former buildings have been demolished and only hard standing remains. There is significant level change across the site with the land falling approximately 3-5 metres from the western boundary along Scrabo Road to the eastern boundary along the A20. The land surrounding the site is primarily residential in character and comprises a mix of two storey detached and terraced dwellings. The dwellings are finished in red brick and painted render with slate roofs and conventional in form with private gardens to the front and rear. A petrol station is located immediately adjacent to the northern boundary. The proposed mix is 23 units comprising 4 No. 3p/2b wheelchair apartments, 4 No.2p/1b general needs apartments, 6 No. 3p/2b general needs houses, 7 No. 5p/3b general needs houses, 2 No 6p4b houses. The buildings will be constructed to Lifetime Homes, Secured by Design standards and Code for Sustainable Homes level 3
