The development is for the construction of 21 no. dwellings comprising 2 & 3 bedroomed semi-detached & detached houses and 2 bed apartment block including all ancillary site works summarized below: - Construction of 21no. new dwelling units, constructed as detached or semi-detached blocks comprising: - 3no. blocks of Single Storey Semi Detached Units (6 x 2 Bed Units) - 3no. Two Storey Terraces (6 x 3 Bed & 2 x 2 Bed Units) - 1no. Single Storey Detached 3 Bed Special Needs Unit - 1no. Block of Two Storey Apartment Unit (6 x 2 Bed Units) - Construction of new development access road and builder's compound - Site clearance & bulk excavation to reduce site levels generally including removal of existing trees & shrubs - Redistribution of material excavated on site and removal of some material excavated from site to a licenced landfill facility - Demolition of existing house and sheds to provide access to the site - Construction of sloping earthen embankments to rear & side gardens including retaining wall elements - Construction of a mixture of plastered block walls, timber palisade & chain link fences to boundaries of site - Construction of Stonework boundary walls to the front of the houses and blockwork boundary walls between gardens - Construction of Site development & surfacing works such as roads, paths & paving's to tie into & continue the existing public roads & paths - New connections to public utilities for all units including Electricity, Telecoms, Water, Sewers, Storm drainage along with provision of new street lighting & outlets for Electric Vehicle charging. All associated site development works including access road, footways, site boundaries, open space, drainage, landscaping, associated earthworks, public lighting, utilities and services connections, diversions of services and ancillary works.
