Tender description

The proposed works contract is for a social housing development of 24 new homes at Ross Street & Roumania Rise, Lower Falls, Belfast. The complexity of the project which is across 2 sites which are in close proximity includes site clearance; sub-structure works; works to existing boundaries; the construction of 24 homes; utility alterations; all engineering services and external site development works. There are significant infrastructure works associated with the Roumania Rise element of the project. Planning approval has already been granted for the works at Roumania Rise (LA04/2019/0374/F), a planning application was submitted in November 2021 for the Ross Street section of the project (LA04/2022/0008/F). It is anticipated that approval will be granted for Ross Street later this year. The contract will be for approximately 16 months from date of award and is scheduled to start by September 2022. It is expected ALL social housing units built under this contract will achieve Secured by Design, Lifetime Homes accreditation and EPC Rating ‘A’.
