Tender description

The site is located at Lock Keepers View, Drumalane Road, Newry and consists of 52 no. new dwellings and all associated site works. There are 35 no. new split-level General Needs houses and an apartment block providing 17 no. 3-person, 2-bedroom General Needs apartments. 13 no. of the 35 no. houses are already handed over and were occupied back in May 2021. All remaining 22 no. houses, the 17 no. apartments and all remaining site works will have to be completed in this contract. It is anticipated that the Completion Contract will be let this Summer 2022, with a 4-month contract period to complete all works that are to be phased/handed over in 3 no. phases. No more than 17 no. dwellings will be handed over to the Employer in any one phase. The Employer will supply certain Site Information data (topographical survey, drainage survey and a host of other survey reports appropriate to the site). The Contractor will be given the opportunity to spend one full day on site to fully assess what has still to be completed or corrected to deliver the Employers Works Information requirements as fully detailed in the ITT package. The Contractor must identify All Risks associated with the completion/correction Works and must cost everything that is required to fully deliver the Employers Works Information requirements by the contract period set by the contract. The Contractor may provide any additional survey data that is deemed necessary to complete the Works. An NEC3 Contract will cover all contractual requirements and a full Employer Team will be confirmed. A pricing document/activity schedule will overview the extent of the Works for which the Contractor has to define the full content/quantity of completion/corrective Works that will be required. The Employers Works Information will consist of all Employer designs / Works specifications which will cover the vast majority of the Works Information plus will identify a limited amount of Contractor Designs which will b
