This PIN is to announce a market consultation exercise relating to the procurement of an operator at the Castle Courtyard & Stables at Rathfarnham (north courtyard 1 & 2) in Dublin, Ireland. The purpose of the market consultation is to give the contracting authority (South Dublin County Council) an opportunity to consult with interested parties on various aspects of the contract in advance of launch of the competition. There is flexibility within the envelope of the courtyards to facilitate a range of different uses, including food, retail, garden centre, or other lifestyle offerings. These could be accommodated through the design of the new facility that provides scope for different approaches and models of service delivery to suit different business needs, which could include for a diversity of complementary uses or the provision of a primary use, supported by retail concessions or some variation of same. There is sufficient latitude within the design of the new facility (at north courtyard 1 & 2) to accommodate a number of food offerings (bakery/coffee/produce/pasta/pizza family area and wine-bar restaurant) ranging in size, with the possibility of external seating in sheltered courtyards directly accessing the adjacent parkland. Lifestyle items sold at this location could include horticultural products, garden furniture, homewares, clothing & giftware for example. It should be noted however that the brief excludes certain offerings such as traditional convenience retailing, hot food takeaways, & public houses for example. The size of the unit is flexible & South Dublin County Council will consider proposals from interested parties with regard to floorspace, scale, layout & operational requirements.
