Tender description
<p>The c. 9 hectare Holborn site is located in South Tyneside on the River Tyne, to the south west of South Shields town centre and is part of the South Shields Riverside Regeneration area. It is a largely derelict former industrial area with vacant brownfield land predominantly in South Tyneside Council ownership.</p> <p>The existing site contains potential constraints associated with historical land uses which could impact on future development. These include, but are not limited to, the following:</p> <ul> <li>Derelict riverside quay structures</li> <li>Buried quayside infrastructure (old river walls, crane foundations etc.)</li> <li>Extensive Functional Flood Zone – land to be raised to a level to allow reclassification with reduced flood risk</li> <li>Sub-surface obstructions (shallow and deep / piled structures) and buried chambers</li> <li>Ground contamination</li> <li>Old retaining walls</li> <li>Surface hard standings</li> <li>Underground services</li> <li>Significant variation in ground profiles and elevations across the site</li> </ul> <p>To address these issues and ameliorate risk to future development, South Tyneside Council intend to implement a programme of Site Enabling Works where the site is regraded to an approximate 1:30 slope, unserviced and ready for follow-on mixed-use development incorporating residential dwellings and new offices.</p> <p>Works are anticipated to commence in September 221 and last 18-21 months.</p> Keywords: Works, Remediation, Enabling, Maritime
