Tender description

The Contract is for the construction of 5 new social housing dwellings together with associated site development and engineering works. All the units built under this contract must have ‘Secured By Design’ and ‘Lifetime Homes’ accreditation. 5no. 5-person/3-bedroom 3-storey terraced/semi-detached houses. The contract period will be approximately 12 months from date of award and is scheduled to start before the end of March 2022. General Site Description: The subject site is located within the existing residential development at Foxhill, Derry and is situated approximately 30 metres north-west of 52 Foxhill and 40 metres north-east of 89 Foxhill. The site is broadly rectangular in shape and there is a level change of 13 metres from south to north and a gradual fall of approximately 3 metres from west to east. There is a retaining wall towards the south eastern boundary of the site retaining land above the site and associated with properties at 49-52 Foxhill. The land within the site is primarily comprised of hardstanding and areas have now become overgrown. The curtilage of the site is defined by the edge of the public footpath serving the existing properties at 49-52 Foxhill to the south-east, undefined to the north, the rear of the existing properties at Victoria Gate to the west and by 89 Foxhill to the south. The site forms part of a larger residential development accessed from Strabane Old Road. The established built context is comprised of mainly semi-detached and terraced three storey split level dwellings finished in red brick and smooth render. The dwellings are served by in-curtilage parking and amenity space and is provided to the rear in the form of private gardens. ESTIMATED VALUE The estimated value, excluding VAT, of the Contract is in the region of £700,000.
