Tender description

HMA Residence Athens Seismic and Refurbishment Project This is a pre-market engagement exercise, answers to these questions are not part of a shortlisting exercise, We are only gauging market interest at the moment. Before making a final decision regarding the procurement route, the FCDO reserves the right to change the process at any stage and to undertake this procurement using alternative routes. Please refer to the accompanying document which can be found in the Jaggaer portal Lot 1: The proposed main works consists of a seismic retrofit of the structure. This will be done by post-tensioned reinforcement within the existing masonry walls by drilling circa 80 vertical rods from the roof to the foundations (approx. 15m). There will also be circa 20 horizontal rods, Carbon Fibre Reinforced Polymer (CFRP) externally on the corners of the building and Fibre Reinforced Polymer (FRP) internally on several beams running across the ground floor fine rooms. Masonry walls will need to be treated ahead of drilling by pre grouting, this will form a package of enabling works that can be done ahead of the drilling works. As this will affect the internal finishes of the fine rooms, they will need to be redecorated in line with the Heritage requirements of each room. This solution has been developed by a local Structural Engineer to RIBA Stage 3 and has been approved by the first planning committee in Athens. Full planning approval is expected in April 2022. There is general refurbishment of parts of the basement due to the lift installation, ground floor and majority of the first floor - involving changing the layout of the HMA apartment and upgrading all the bathrooms. Other key works involve the installation of an external lift, new centralised a/c system serving the first floor and roof replacement including all externals – downpipes etc. The Planning Committee have advised windows in heritage rooms can be refurbished or replaced as long as all original features – openings etc, are kept and retrofitted to new windows. There will be a package of enabling works comprising; pre grouting of masonry walls; the relocation of a generator to allow for the lift pit; and drainage diversion, filling of redundant manholes and adjustments to surface water network.
