CONSTRUCTION PROJECT FOR SOCIAL HOUSING AT NEWHILL BELFAST

Tender description

The proposed works contract is for a residential development of 28 no. houses (20 no. social rent and 8 no. affordable for sale) at Newhill, Whiterock Road, Belfast. This includes the associated road infrastructure, landscaping and other ancillary works. The complexity of the project includes its steep topography, proximity to an engineered stream and proximity to an underground archaeological ring fort. The scheme requires cut and fill works; retaining structures, sub-structure works; works to existing boundaries; drainage attenuation; utility alterations and diversions; all engineering services and external site development works including road access works, car-parking and landscaping. The scheme will require the construction of 28 no. houses; 20 no. for social rent and 8 no. for affordable sale, to be delivered to an increased specification as expected of a home for sale on the open market. The contract will be for approximately 18 months from date of award and is scheduled to start by March 2022. It is expected ALL social housing units built under this contract will achieve Secured by Design, Lifetime Homes accreditation and EPC Rating ‘A’. It is expected ALL affordable housing units built under this contract will achieve Secured by Design and EPC Rating ‘A’.
