Consolidation and Construction works to the Canal Harbour Building, located on Lock Quay, Limerick City.

Tender description

The "Canal Harbour Buildings" are located on Lock Quay, at the end of the Park Canal, by the canal lock gates. The building is in a derelict state and is in need of remedial consolidation works. The buildings footprint is approximately 230m2. There is only one surviving level. The proposed scope of works to the subject structure is as follows: • Erection of scaffolding externally, in a manner which will not cause damage to the masonry fabric. o Scaffolding to the northern elevation, the riverside, may prove problematic due to the ground conditions and proximity to the river. This may need to be a scaffolding engineer designed access. • Clear out debris from the interior and level rubble. o Care will need to be taken when removing the rubble, as it is suspected that there is much of the original historic masonry within the rubble pile which may be reused if practical. • Remove, by hand, vegetative growth from masonry and wall tops, taking care not to dislodge bricks and stone work. Roots and limbs which cannot be easily removed should be painted with a strong chemical, brush-wood killer. • Carry out isolated repairs to door jambs, and window heads, where required using original, salvaged brick and stone, bedded in 3.5 NHL mortar. • Repair base of wall of Building No.2 with rubble limestone, bedded in 3.5 NHL mortar. • Consolidate wall tops with limecrete (No.5 NHL and course sand). • Recording of internal lean to shed and dismantling and disposal of same offsite to a licensed tipp. • Opes should be closed up with sheets of ¾ inch marine plywood, painted black with images of window frames highlighted in white or green (to remove the air of dereliction.) See Appendix for proposed detail. • Fencing in of eastern gable end, running parallel with the wall, 2 metres out. o Prevent access to the historic fabric, noted large masonry lined hole in the ground, may be dangerous to the public. • Erection of fencing to the north eastern corner, extending east to meet existing masonry walls. o Health and
