Tender description

The Contracting Authority, require an Architect led Single Point Design Team (SPDT) for the Design, Procurement, Construction and Delivery of the Project Opera Contract E (Parcels 2a&2b) Works, which includes the Apart‐Hotel on the Corner of Patrick & Ellen Street, Residential use above Retail at basement and ground floor at No.1 -5 Patrick St. & No.4 - 8 Ellen St., (Parcel 2a) and Restaurant / Café / Bar at 9A & 9B Ellen (Parcel 2b), on the Project Opera Site. The Project Opera site is a 3.7 acre site located in Limerick City between Rutland Street, Patrick Street, Ellen Street, Michael Street and Bank Place. The Services to be provided include; • Architect (incl. SPDT lead, Conservation Architect and Design Certifier & Resident Site Architect if required), • Civil & Structural Engineer (incl. Ancillary Certifier & Resident Site Engineer if required), • Mechanical & Electrical Engineer (Ancillary Certifier & Resident Site Engineer if required), • Façade Consulting Engineer, and • Acoustic Engineer. Planning permission (reference number ABP-304028-19) has been obtained, however the full SPDT will be required to review the current design to ensure the design is fully coordinated prior to commencing detailed design stage. Refer to the Project Information and Requirements Memorandum and Outline Project Brief for further details on the current status of the overall Project and the services required from the SPDT.
