Trench Road, Londonderry Phase 2 - Construction of 14 No. Dwellings

3.1 This Procurement relates to a Works Contract for the construction of 14 Nr dwellings on lands at Trench Road, Londonderry. The estimated duration of the Contract is 56 weeks commencing in July 2021. 3.2 The site is circa 4,400m2 in size and is brown field site (previously formed part of the Immaculate Conception school complex), located within an established housing area comprising two-storey terraced, semi-detached, apartment and bungalow housing developments. A full site investigation report has been commissioned. The Works include demolition of an existing single-story building on the site. Building sub-structure solutions may include a combination of strip, trench fill and piled foundations. Site works may incorporate retaining structures. The dwellings will be masonry construction. The scheme must achieve “Lifetime Homes” and “Secured by Design” project objectives. All dwellings must comply with the requirements of the Housing Association Guide (HAG) by the Department for Communities. The project will include full mechanical and electrical engineering services with renewable energy measures such as solar or photovoltaic panels being incorporated. The Contractor will be required to carry out excavation works in compliance with the planning conditions. Sustainable design criteria for the project may rate rainwater harvesting, a sustainable urban drainage system (SUDS) and storm water attenuation. Planning consent has been received.
