tage One JLS will provide a desk-top report which would include: • a valuation paper which identifies the way in which the market establishes rental and capital values of trading going concern assets. We will consider the bereavement services sector, and also other markets that will include but not exclusively healthcare, care homes, leisure facilities and other markets. We do this because there is less transparency and market evidence of sales/acquisitions in the bereavement sector against that of the mature mainstream sectors detailed and where evidence is more readily available. • a market commentary on the graveyard and crematoria property market. • a summary of the key issues that are impacting the market at the moment in so far as it impacts real estate values. • a consideration of the impact that various repairing obligations would have upon the rental value. • a set of scenarios based on the provider’s business plan as to how rents can be structured – such as fixed, annually inflating, turnover related or a combination of them, and how the lease can be drafted to protect both parties over a 30 year period. • the impact on rental levels of including, additionally, particular types of capital assets e.g. operating equipment, within the Lease of the premises. Letter of Engagement Valuations – [Version 1.1 January 2020] – 2 Stage Two JLS will provide a workshop which would last around 3 hours either in Plymouth, Bristol or London to review stage one and work alongside Stakeholders to aid understanding Stage Three JLS will provide a formal Red Book report based on an agreed terms of reference (i.e. the lease terms): ¦ Full narrative style valuation report ¦ Inspection of the Property ¦ Undertake relevant Market research ¦ Read the final agreed lease and you may provide us with a Report or summary Report on Title
