Provision of Property & Valuation Services to LCETB

Due to the necessity for Auctioneering and Valuation Services Limerick and Clare ETB is seeking prices for various services that the ETB may require over the duration of this Single Party Framework. It is envisaged, that in the first instance, that the services will be used primarily by the Capital and Procurement Section but will be open to all Sections of the Organisation once the Framework is established. When Limerick and Clare Education and Training Board purchase any property, an independent valuation of the property is required to ensure that we are getting Value for Money but also that the property is broadly in line with AMV (Advised Minimum Value) for the property and area. A structured report on the property with a recommendation for improvements and the AMV for the property, if different from the advertised value The contract requires the provision of various services to include, but not limited to: 1. Property Valuation and related services, such as valuations on ETB lands/premises/developments. 2. Advice on leases (leasing and/or sub-leasing (to include negotiation and advice) on leases of lands on behalf of Limerick and Clare ETB. 3. Liaison and negotiation with all relevant parties. 4. The Purchase of Lands or properties that the ETB wish to acquire. 5. The provision of strategic advice and assistance regarding purchase, acquisition, sale and disposal of property in line with the ETB’s Code of Governance and Public Sector policies, procedures and guidelines. 6. Advise/Representation in relation to CPO’s 7. Provide Red Book Valuation, when required. 8. Any other services that the ETB deem necessary during the lifetime of the Framework that may include the survey of lands and buildings
