This tender exercise is being undertaken for the supply of regular maintenance and servicing of all central boilers and ventilation and air conditioning plant in accordance with the manufacturers written guidelines and for providing a reactive maintenance service. Specification/scope of service The type of work consists of providing regular servicing and reactive maintenance of the central boiler systems and air conditioning and ventilation plant. Servicing (Central Boilers). Gas fired boilers to be serviced May/June. Oil fired boilers to be serviced May/June and second visit November/December. The servicing of the air conditioning units must include 1 annual service in accordance with the manufacturer’s guidelines. Kitchen Canopies to be cleaned in accordance with TR19, first visit May/June and second visit November/December, wet film thickness tests to be carried out annually at first visit – photographic evidence may be required. In terms of responsive maintenance, the contractor will be responsible for providing and undertaking all responsive maintenance repairs associated with the central boiler plant as well as all supporting pipework and radiators, 24 hours a day 365 days a year. All response times to complete failure of the system must be within 4 hours of the fault being reported.
