Tender description
Swansea Council has acquired the Grade 2 Listed, The Palace Theatre, High Street, Swansea. Swansea Council is awaiting formal offer of grant funding to undertake refurbishment works to the building, to a minimum of shell and core, but aspire to complete a Category A fit out. The refurbishment works are programmed to be completed by June 2022. Swansea Council has acquired the Grade 2 Listed, The Palace Theatre, High Street, Swansea. Swansea Council is awaiting formal offer of grant funding to undertake refurbishment works to the building, to a minimum of shell and core, but aspire to complete a Category A fit out. The refurbishment works are programmed to be completed by June 2022. It has been identified Swansea City Centre has poor quality, dated office accommodation that doesn’t meet the needs of modern day occupiers. Swansea is not an established location for the office sector, and therefore has no scale of stock. There is only 10 000 sq. ft. of good quality office space currently available within the vicinity of Swansea City Centre. The Council intends for the Palace Theatre to become a focal point for creative businesses, creating an environment for co-working and co-location whilst retaining the potential scope for smaller scale performances and events. It will need to cater to a broad demographic expanding the urban village concept that has been success on the lower high street by Coastal Housing Association. There is also the aspiration to include a small conference venue. Delivering this vision will of course increase employment opportunities and improve the local economy. Linked to the Digital Village scheme in Swansea City Centre which aims for provide grow-on space for SMEs in tech and creative industries, The Palace Theatre could provide additional capacity for business start-ups. The Palace Theatre will seek to accommodate the growing demand for high quality office space and need for mixed uses in the City Centre this proposal will provide a modest office building that will accommodate a variety of Small and Medium Enterprises (SMEs), independently, via an operator, or as a consortium of businesses to name a few. The Council is seeking to work in partnership with a lead tenant and this PIN seeks to establish interest for the such an opportunity from the business community and alike, supplying proposals for the building’s use, and an outline business/operating model.
