Roof repair and maintenance work

Tender description

The works shall comprise planned investment into roofs, including re-roofing, roofline and rainwater goods works, to the employer’s domestic properties, commercial asset units such as estate shops and any linked dwellings and garages. Re-roofing will always be to the full roof of a property. This work will potentially be city wide, with address lists provided to contractors with works instructions. The tender is for works that will be completed under Leeds City Council, but this may be extended to the Belle Isle Tenant Management Organisation, an arm length organisation, however this is still in the Leeds City Council Region. The works shall comprise of the following as needed to pitched and/or flat roofs: • re-roofing i.e. the removal and replacement of roof coverings; • repair and/or replacement of structural timbers; • removal and/or installation of insulation to improve energy efficiency; • firestopping where a party wall is present; • Relevant roofline and rainwater goods works, for example removal and replacement of soffits, fascias, rainwater gutters, and the re-building or removal of chimney stacks and related works to gas flues; • any associated roof related works required by the employer, such as pointing or works relating to vertical hanging tiles. Individual addresses may require all or part of the above. Re-roofing will always be to the full roof of a property.
