The service involves responsive repairs, maintenance and refurbishment of both domestic and commercial drains which are owned by Leeds City Council. The service involves responsive repairs, maintenance and refurbishment of both domestic and commercial properties within the boundary of Leeds. This includes occupied domestic properties, communal areas, extra care facilities, external works, garages and the provision of all other maintenance activity required within the boundary of individual properties. The contractor should note that the specific properties may fluctuate during the life of the contract due to ‘right to buy’ and ‘Council Housing Growth’. The service shall be delivered across the city of the client’s administrative area. The following are out of scope for husing properties within this contract. Guiseley, Rawdon, Otley and Yeadon, Adel and Wharfedale, Horsforth, Weetwood, Kirkstall, Calverley, Farsley, Bramley, Stanningley, Headingly, Hyde Park, Pudsey, Armley, Little London, Woodhouse, Farnley, Wortley Demand for the services included in this contract is driven by non-planned maintenance work. Factors influencing levels of demand include: tenant behaviour, age of property and quality of previous maintenance. There may also be increase in demand due to inclement weather. It is essential that responsive maintenance is carried out to a high standard to ensure the long term viability of a property. The value of this contract will be in the region of circa GBP 1.6 m per annum, with an estimated.
