Tender description
The building should provide adequate space for but not limited to;- Ground Floor Male and female shower and toilet accommodation inside separate changing rooms Washing and dry facilities for clothes room (one of each) Disabled toilet and shower unit (all in one) Separate sluice room Administration office facing Small Craft Harbour External access storage space First Floor Large meeting room upstairs kitchenette (basic) Accessibility to upper floors by disabled staff if required Balcony overlooking Small Craft Harbour The building should be aesthetically pleasing, environmentally efficient, adequately insulated and fit for purpose to an A-Rated BER standard. The building shall comply with the relevant standards and statutory requirements, including Part M of the Building Regulations – Access and Use. Consideration to the carbon foot print of the building should also be considered in the design. Car Park and Soft Landscaping The scope of works will also include for the development of a car park and soft landscaping. The area currently has a minimum car parking requirement under the original planning permission for the Small Craft Harbour (SCH) granted in 2014 (Ref 1351602) for 48 spaces to service the SCH. This was Condition 2 under the original planning permission (see additional information). The total area of the reclaimed land will be circa 1.5 acres when filled. The area to the rear of the site reclaimed in phase of the reclamation works will be designated as an area for parking trailers and should be incorporated into the overall design and layout of the area. The preliminary cost estimate for the project has an maximum value €720,000 (Inc Vat) inclusive of all costs associated with successful completion the project.
