Tender description

Brothers of Charity Services Ireland wish to develop a new respite home and day care facility in Claregalway, Co. Galway. Planning permission has been granted for the development (refer to planning ref 17/505). As part of the granted planning permission, 4 residnetial units were part of the approved scheme, but these are not part of this scope of works. The site is located within the village of Claregalway in the townland of Cathair Gabhann on the Mointiagh Road. As scope of the development consists of: 1. 337m2 Respite home to be provided for special needs and will cater for four persons with special needs and a night nurse. 2. 734m2 cay care facility with ancillary offices, 3. Site development works as approved in the planning grant consisting of access road, car parks, pavings, site drainage and utilities, 4. Landscaping, street lighting, power, communications and the like are also required within the scheme. The Brothers of Charity Services Ireland wish to engage a single point integrated design team to develop the approved design, make improvements to the existing design (within planning and budget limits), gain Building Control statutory approvals, procurement a suitable contractor to deliver the works, and administer the contract to handover and completion of defects liability period. The full scope of works of the design team is outlined further in this document. The scope of design shall include all external and interior design and finishes, wayfinding and signage, fit out of fitted furniture, joinery and appliances. Specialist Equipment required by the Employer shall be specified by the Employer but included within the design documents to be prepared by the Design Team. The services shall be delivered in accordance with the Capital Works Management Framework Guidelines.
