Tender description

ONGO Homes are seeking services which include but are not limited to the giving of advice, the drafting of agreements or instruments and the conduct of proceedings with any proprietary or preliminary work relating thereto, concerning any interest ONGO arising out of or connected with the provision of legal services. Please find below a list of specific service areas within ONGO which regularly require the advice, support and assistance of approved legal service providers. Please note this list is not limited but merely to provide an idea of the main areas of service provision within ONGO: • human resources – (employment lot) — provide legal advice and/or assistance when required, — where appropriate attend tribunals on behalf of ONGO in relation to all employment law matters. • housing and tenancy management – (housing management lot) — provide advice and/or assistance in matters such as (but not limited to) disrepair and housing management issues such as squatters, succession queries, rent increases, service charges and take relevant legal action for breach of tenancy (non ASB); — provide advice and/or assistance in relation to a range of remedies in order to assist in dealing with anti-social behaviour, including but not limited to court proceedings for possession and injunctions. • governance – (compliance and governance lot) o provide legal advice and/or assistance in relation to ONGO Board(s) and general governance issues, to include but not limited to advice and assistance in relation to any subsidiary of ONGO, any inter-company agreements, Articles of Association and other governance documentation as necessary. • property management – (property lot) — provide advice and/or assistance on both residential and commercial leases (including leases where ONGO is the Tenant) including but not limited to, guidance on Section 20 Landlord and Tenant Act 1985 provisions, service charges and forfeiture proceedings; — provide advice and assistance in relation to telecommunication leases and any other such commercial lease. • land and property sales – (development lot) o provide advice and/or assistance with the sale of ONGO properties by way of right to buy and right to acquire and provide all necessary advice and/or assistance in relation to those sales. — provide advice and/or assistance in the sale/purchase/leasing of any other residential and/or non-residential land and/or property, as appropriate, including but not limited to obtaining all necessary consents for such disposals, as necessary. • development of new accommodation – (development lot) — provide advice and/or assistance in relation to new developments, including but not limited to the procurement of land (both vacant and occupied) for development, shared ownership sales, reporting on title of land to be purchased, assistance with obtaining grant funding, Section 106 Town and Country Planning Act matters, negotiating with Utility Companies and all other related matters as appropriate. • contracts and procurement – (general commercial lot) o provide advice and/or assistance in relation to the procurement and tendering of new contracts. — provide advice and/or assistance in relation to various terms and conditions of contract; — provide advice and/or assistance in relation to contract law and the public procurement regulations.
