Invitation to briefing day Hengrove Park, Bristol Hengrove Way, Bristol, BS14 0AP Bristol City Council (the Council) are about to embark on a marketing process to select a development partner for a large scale residential led development at Hengrove Park. The Council is looking to engage with prospective developers prior to launching the opportunity. Context Hengrove Park is a residential-led development project in South Bristol on land owned by the Council. The scheme has outline consent for up to 1 435 new homes (minimum 30 % affordable homes), a new public park plus community and employment facilities. The site is the largest housing development site in the city, and a key contributor to the Council’s ambition to deliver affordable and market housing in Bristol. The Council is seeking a long term development partner to work with over the lifecycle of the development. The role of the developer will be to lead on the strategic infrastructure required for the scheme, in parallel with phased housing delivery. Site location + description Hengrove Park is located in South Bristol, approximately four miles south of Bristol City Centre. The site extends to approximately 49 hectares (121 acres) with a net developable area of around 22 hectares (54 acres). Within the immediate area there are a number of existing facilities including; Hengrove Park Leisure Centre, South Bristol NHS Community Hospital, Bridge Learning Campus, Bottle Yard Studios, Imperial Park Retail Centre and Hengrove Leisure Park. The site is well connected and contains the new Metrobus terminus. The A4174 (Hengrove Way), which runs along the north of Hengrove Park is the primary connection into Bristol City Centre, connecting to the Wells Road (A37) and Bath Road (A4) to the east, and the Bristol South Link (Anton Bantock Way) to the West. The area is the focus of considerable development activity. As a result there are a significant number of new developments surrounding Hengrove Park. • Filwood Park by Barratt – completion imminent • Urban Quarter (Hengrove Park Phase 1) by Kier Living – on site • Hartcliffe Campus by LiveWest and Keepmoat Homes – on site • Parkview Campus by MCR – in planning / on site Planning situation Outline planning Permission for a mixed-use development including 1 435 homes, commercial, educational and community uses was granted in February 2020 (ref. 19/02632/PB). The outline application looks to retain the best of the existing site and open green space, and builds upon the local character of the area. The design and access statement, plus design codes, set out to define the character and quality of the streetscapes, giving examples of street layouts, parking arrangements, movement strategies and building frontages. Marketing process Bristol City Council will shortly launch a procurement process to select a development partner, to work with the Council to deliver the scheme in phases. The Council would like to invite you to the event to provide more information about the progress it has made so far and the future development opportunity.
