The Works include the construction of two apartments, one at ground floor level and one at first floor level with a small, single-storey, new extension built to the front of the building at 37 Greenfort Gardens, Clondalkin, Dublin 22 for South Dublin County Council.The Works also include some ancillary (refurbishment, mechanical, electrical, opes & making good) works to the existing dwelling. The building was previously used as a commercial premises at ground floor level and as a residential building at first floor level. The building has been vacant and unused for approximately 10 years since. The area of the existing ground floor is 99.0 sq.m. The area of the first-floor plan is 77.1 sq.m. with an additional 9.6 sq.m. of space in the stairwell at ground floor level which allows access to first floor level. The area of the site is 403 sq.m. / 0.099 acres / 0.040 hectares. The floor area of the proposed ground floor plan, including extension will be 97.3 sq.m.
