Construction work for multi-dwelling buildings and individual houses

Tender description

The new partnering framework will have the capability to deliver the bulk of Thirteen Housing Group's asset capital investment programme over the next 5 years (2020-2025). We are hoping to appoint a maximum of 2 contractors within the partnering framework with expenditure likely to be at least 100 000 000 GBP over the duration of the framework. The work content will be made up of all aspects of property refurbishment, including complex and high rise buildings. This will require the partnership to include multi-disciplined teams capable of providing a 'one stop shop' service to Thirteen. The proposed work comprises of construction and management services for the Neighbourhood Capital Investment Programme. The Partnership will have an aligned focus on the wider environment of each neighbourhood, its surrounding landscape and the general appearance; the ‘look and feel’ of the home and its external envelope, facade and boundary. Through to 2025, Thirteen will invest more than 100 000 000 GBP through the Partnership. Most of this investment will deliver ‘life-cycle’ planned maintenance programmes associated with Decent Homes and other regulatory standards across target estates however, it is a clear aim that some of this budget will also be focussed on improving the estates, the neighbourhoods and the wider environment. The breadth and complexity of the scope to be delivered will require the partnership to include multi-disciplined and specialist teams capable of providing a 'one-stop shop' service with minimum complication. The following schedule sets out the expected scope in terms of categories of work to be delivered under the framework: neighbourhood and environmental improvements; care and support accommodation improvements; energy efficiency interventions; kitchen and bathroom replacements; internal and external door replacements; window replacements; roof replacement; boilers and heating; electrical rewires and upgrades; boundaries and fencing and external wall insulation and cladding.
