Tender description
Dorset Council are seeking a strategic development partner to deliver several transformation projects in key locations across Dorset under the building Better Lives programme. Valued at over 100 000 000 GBP, it joins up health and social care in the county and provides good quality housing and care options for the people who really need it. The first project covered by this procurement is the Purbeck Gateway Project, Dorset Council, alongside NHS Dorset CCG and NHS Dorset Healthcare are seeking a development partner to design, fund, build, and manage several significant developments in Wareham across several publicly-owned pieces of land. To participate with this market consultation opportunity please refer to the additional information provided below. Dorset Council, alongside NHS Dorset CCG and NHS Dorset Healthcare are working together under the Building Better Lives transformation programme. This key programme will deliver: — economic benefits and regeneration for key areas of Dorset, — improved health and well-being for people of all ages, through better accommodation and different ways of getting help and support, — better use of limited funds and existing land and buildings that we own to maximise the quality of people’s lives and experiences to attract investment into Dorset’s local economy, — focussing on local areas and communities to improve health and care in Dorset, and creating the environment in which people can live independently with flexible, person-centred care and support. The Purbeck Gateway Project masterplan for the area includes development of: — an integrated community health hub incorporating non-bedded clinical health services, GP practice, ambulance station and office accommodation, — a nursing care home, — extra care housing, — a range of affordable housing including supported living for working age adults with disabilities, general needs housing, and housing for workers with key skills, — market housing, — community facilities including improved recreational and leisure facilities. Dorset Council also aspires to deliver similar projects of a similar scale in other parts of the county and we are currently scoping future projects in the north of the county, the east of the county, and in Weymouth and Portland. Our intention is to find a strategic development partner who can not only deliver the Purbeck Gateway project but who Dorset can work with to deliver these 3 future projects. The future opportunities are likely to incorporate some combination of the following components, although the specific requirements in each location are not yet known: — development of health facilities including GP surgeries, — development of complex care and nursing care home facilities, — development of extra care housing, — development of specialist supported housing, — development of affordable supported housing — development of affordable general needs housing, — development of affordable housing for workers with key skills, — development of market housing – for rent and private sale, — development of community facilities – including space for meaningful day activities, — development of sports and leisure facilities.
