Architect/Engineering Led Design Team Consultancy Services for remedial works at Sliabh Bán Housing Estate, Ballybane, Galway

Sliabh Bán is a local authority development of 54 social housing units located in Ballybane, Galway City. The units comprise of two and three storey properties in 8 blocks. The development was constructed and completed in 2009. Since completion, the units within the development have experienced several defects, the majority related to water ingress. In 2017/2018 GCC commissioned a building survey report on three of the vacant properties. This report has outlined the defects found and proposes remedial solutions for same. A non-exhaustive list of these defects is listed below: • Rising damp due to lack of dpm/radon barrier, damp proof course, poor workmanship • Water damage to soffit of overhang (front bay projection) • Water damp at flat roof projections due to inadequate water proofing and poor construction details • Dampness/Ingress of water at chimneys due inadequate construction details • Staining/water damage to balconies • Inadequate fire detailing such as timber penetrating party wall and poorly constructed cavity barriers. The Architect/Engineering led design team will be responsible for designing remedial details to rectify and address all defects, redecorating and making good all 54 units at Sliabh Bhán Housing Estate, procuring and overseeing the contractor implementing the works, and certifying the works on completion. Alternative remedial details than those suggested in the Building Condition Survey Report previously carried out may be proposed. The optimal solution may involve a material/visual change to the properties that may require planning permission (i.e. changing a flat roof to a pitched roof), and if this approach is deemed appropriate, it will be the design team’s responsibility to prepare all drawings, notices and associated documentation for a Part 8 planning process in order to obtain the necessary statutory approvals.
