Tender description

The university is procuring facilities management services for both Westlakes and Burnley, Victoria Mill sites.The contract is comprised of 2 lots: Lot 1: Westlakes Science and Technology Park; and Lot 2: Burnley, Victoria Mill. Please refer to the individual lot section for further information. Suppliers should be aware that the Transfer of Undertakings (Protection of Employment) Regulations 2006 may apply to the award of this contract. The university is procuring facilities management services for Westlakes, 2 buildings, full details in respect of the specific requirements for both buildings are contained within this specification document. The contract relates to two buildings at Westlakes Science and Technology Park, Cumbria. Samuel Lindow Building originally constructed in the 1980s and then extensively refurbished in 2009. The building has a gross floor area of 2 107 m2. Net internal area 1 230 m2. The site has an area of 12 600 m2. Princess Royal Building constructed in 1985. The building has a gross floor area of 1 297 m2. Net internal floor area of 77 m2 . The site has an area of 13 200 m2. Based on current service provision fixed annual maintenance is estimated at circa 160 000 GBP per annum, Samuel Lindow Building and circa 15 000 GBP, Princess Royal Building. Reactive maintenance is not quantifiable, however, we can advise that the 2017-18 spend for the Westlakes site was circa 50 000 GBP Gross with an approximate split across buildings of 37 000 GBP Gross Samuel Lindow Building and 13 000 GBP Gross. The university is procuring facilities management services for Burnley, Victoria Mill site, full details in respect of the specific requirements are contained within the specification document. Burnley, Victoria Mill: the property comprises a 4-storey Grade ll listed mill together with the adjoining Engine House and tower, collectively known as Victoria Mill. The property was extended and comprehensively refurbished in 2014. Internally, the property provides teaching accommodation, which includes standard classrooms, science laboratories, fitness suite, lecture theatre, canteen area and ancillary offices. The property has car parking and yards to the north, east and west. The gross floor area is 6 523 m2 (70 212 sq ft.). Net Internal Area is 5 239 m2 (56 394 sq ft.). The site area is approximately 0,661 hectares (1,633 acres). The property is recently acquired therefore the supply a full spend profile cannot be achieved, however, excluding catering and based on the provision of current services we estimate an annual spend of circa 225 000 GBP Gross.
