Tender description

The subject site comprises a back land to the rear of 30 & 32 Broughshane Road and east of 14 & 16 Hugomont Avenue. The site extends to approximately 0.3 hectares in size and is grassed over. The land appears to function as the extended curtilage of the dwelling at 30 Broughshane Road and gardens associated with the existing residential home. The site is enclosed on three sides by residential development whilst the grounds of St Patricks College are to the north. The boundaries to all sides of the site are defined by landscape planting. The land within appears to be relatively flat throughout. There is no direct vehicular access to the site. The surrounding area is primarily residential in character and comprised of large detached two and three storey dwellings in mature plots. Large three storey residential buildings are located immediate east of the existing means of access with accompanying development to the rear. To the north, and extending to the rear of the dwellings to the east, is St Patrick’s College. The site is located approximately 0.6 miles from Ballymena Town Centre. Clanmil expect to achieve approximately 8 x 3 person 2 bed units on the site, however, the exact mix will be determined through this competition. All units have been identified as CAT 1 housing. We understand that the site access will shared with the existing access and internal carriageway serving the residential home. The exact mix will be determined through this competition. The properties will be constructed to Lifetime Homes and Secured by Design standards.
