Legal Services – Specialist Support (Foundations)

Tender description

Liverpool City Council (Foundations) is seeking to procure legal services from a firm that can provide a wide range of advice in practice areas including property, development, commercial, contract, governance, company and multi-disciplinary project support and legal advice. During this one-year period, the work likely to be undertaken by the successful bidder in connection with Foundations delivering on its Business Plan could include but is not limited to: • Taking instructions • Acquiring land and property (freehold or long leasehold) • Disposing of land and property (freehold and leasehold) • Pre-contract searches and enquiries • Investigation of title, obtaining any documents and other information from the Seller as required to complete full due diligence and a title reporting exercise • Drafting, negotiation and agreement of contracts and transfers • Drafting, negotiation and agreement of deeds and ancillary legal agreements • Novation of contracts if applicable • Pre-completion searches and requisitions on title • Completion • Post completion matters, SDLT and registration The successful bidder will demonstrate they can provide advice that is professional, competent, expert and timely and is delivered in a way that makes a positive contribution to the achievement of the best overall outcome for Foundations on each matter. Foundations has a delivery programme of circa 20 new build and refurbishment development projects and circa 7 thematic programmes commencing in the years of April 2019 – March 2022 which equates to approximately 27 main transactions. In addition, there may be some ancillary matters for which advice and legal agreements are required such as individual property acquisitions (number and type to be determined).
