Tender description

This linear, brownfield site is located on Glenbryn Park in Ardoyne, North Belfast, opposite an existing Clanmil development completed in March 2017. At approximately 0.28Ha the site consists of grassland, used for fly tipping and annual bonfire and forms part of a larger 1.75Ha area zoned for housing. Japanese knotweed and asbestos has been removed from the site in the past, there is likely to be further residual contamination caused by the burning of waste material. The north of the site is open to further unused grassland, part of the wider development area and Glenbryn Drive. To the east and west are existing two storey, semi detached dwellings, this established pattern should inform the proposed development. To the south sits a Clanmil scheme of 12 2 bed houses completed in 2017 and backing on to the Glenbryn/ Alliance Avenue ‘peace’ wall. The development area had previously been the site of 20 dwellings in the form of 5 blocks of 4 terraced houses. The area surrounding the site is mainly residential in character, with well-established neighbourhoods. The predominant house type being two storey red brick terraced with interspersed bungalows. There are a range of amenities available in the immediate vicinity including the Ballysillan Leisure Centre, Concorde Community Centre, along with a range of schools, local shops and transport links. The site is within close proximity of Belfast City centre. Clanmil expect to achieve approximately 12 houses across the site with private amenity space and parking. The proposed mix could encompass: 11 x 3 Bed 5 Person General Needs Houses 1 x 3 Bed 5 Person Generic Wheelchair Bungalow The exact mix will be determined through this competition. The properties will be constructed to Lifetime Homes and Secured by Design standards.
