Repair and maintenance services of electrical and mechanical building installations

Tender description

The London Borough of Redbridge is seeking expressions of interest from suitably qualified and experienced organisations in relation to contracts for the provision of planned preventative maintenance and reactive maintenance services for both Corporate Landlord and Housing departments. There are four lots covered by this requirement: Lot 1: Mechanical Services – Corporate Landlord, Lot 2: Mechanical Services – Housing, Lot 3: Electrical, Fire and Security Services – Corporate Landlord, Lot 4: Electrical, Fire and Security Services – Housing. Organisations are permitted to express an interest for any lots for which they consider they are suitably qualified and experienced. Organisations shall be aware that responses to each lot will be evaluated separately. Therefore being invited to submit a tender for 1 lot will not automatically mean the organisation is invited to submit a tender for any other lot. This specification covers the requirements to maintain the assets covering the heating and ventilation and mechanical systems located within the Corporate Landlord managed buildings on a planned basis through statutory maintenance and business critical maintenance criteria as directed within SFG20 standard maintenance principles, and through reactive service requirements as directed by the authority. The systems additionally include: — air conditioning, — car park barriers, — automatic door mechanisms, — swimming pool equipment, — roller shutters and Building Management Systems (BMS). This specification covers the requirements to maintain the assets covering the heating and ventilation and mechanical systems located within the Housing Department managed buildings on a planned basis through statutory maintenance and business critical maintenance criteria as directed within SFG20 standard maintenance principles, and through reactive service requirements to all other associated assets within the housing stock. The systems additionally include: — air conditioning, — automatic door mechanisms, — compactors and Building Management Systems (BMS). This specification covers the requirements to maintain the assets covering the electrical, fire and security Systems located within the Corporate Landlord managed buildings on a planned basis through statutory maintenance and business critical maintenance criteria as directed within SFG20 standard maintenance principles, and through reactive service requirements as directed by the authority. The systems to be serviced include: — the electrical systems (including fixed wire testing and PAT, emergency lighting, catering equipment, PV arrays and electrical generation), — the fire detection and extinguishing systems (including associated equipment such as sprinklers, hand held extinguishers and dry risers), — lightning protection and security systems (including intruder detection, access controls and CCTV). This specification covers the requirements to maintain the assets covering the electrical, fire and security systems located within the Housing Department managed buildings on a planned basis through statutory maintenance and business critical maintenance criteria as directed by the authority following SFG20 standard maintenance principles, and through reactive service requirements to all other associated assets within the housing stock. The systems to be serviced include: — the electrical systems (including fixed wire testing and PAT), — the fire detection and extinguishing systems (including associated equipment such as sprinklers), — lightning protection and security systems (including intruder detection, access controls and CCTV).
