Tender description

This brownfield, ‘L’ shaped site of approximately 0.38ha is located on the corner of Manor Street and Alloa Street in North Belfast. It includes land previously occupied by housing fronting onto Manor Street and Annalee Court. The housing on Annalee Court has been demolished, however the hard surface of the access road is still visible. The majority of housing on Manor Street has been retained with a small section to the south removed leaving a vacant grassed area. There is a small area which was formerly a rear access alleyway which requires vesting. The south west and west sides of the site are open to Alloa Street and Manor Street with a section bounding the rear gardens of the existing Manor Street properties. To the east the site is separated from the John Hewitt playground by a brick wall topped with palisade fencing. A linear park runs along the north side of the site, creating a buffer between it and the Oldpark/ Cliftonville ‘peace’ wall. The area surrounding the site is mainly residential in character with the predominant house type being two storey red brick terraced with interspersed bungalows and communal parking zones. ‘Addressing weaknesses regarding no supervision of back alley spaces, car parking and poor design’ Clanmil expect to achieve approximately 12 houses across the site with private amenity space and parking. The proposed mix could encompass: 7 x 2 Bed 3 Person General Needs Houses 1 x 2 Bed 3 Person Generic Wheelchair House 3 x 3 Bed 5 Person General Needs Houses 1 x 3 Bed 5 Person Generic Wheelchair House The exact mix will be determined through this competition. The properties will be constructed to Lifetime Homes and Secured by Design standards.
