Repair and maintenance services of boilers

Tender description

The contract is a measured term contract with an initial contract period of 3 years with optional annual extensions of up to a maximum of 2 years. The contract documentation includes a pre-priced schedule of rates. The works generally comprise an inclusive annual servicing and maintenance including breakdown repairs of all gas fired heating systems and ancillary equipment within approximately 11 950 Council owned homes in North Ayrshire including 26 Sheltered Housing Units. Contractors will be responsible for: 1) The programming of all annual servicing work and recording of appropriate statutory documentation; 2) The provision of a 24/7 365 days a year call-out service, until the end of the contract to enable emergency works to be completed in compliance with the contract; 3) Completing the annual servicing to ensure 100 % statutory compliance and maintenance including breakdown repairs necessary to keep the gas system, appliances and associated ancillary equipment functioning safely, efficiently including repairs and replacements of any & all parts, radiators, pipework, controls, etc.; 4) Gas safety inspections and soundness test and when instructed inspection, reporting, capping gas supply and drainage of systems where required in void properties to ensure properties can be re-let quickly; 5) Upgrading inefficient gas fired heating boilers; 6) Installing a small number of new gas fired boiler heating installations and new electrical installations. It is anticipated that approximately 60 domestic properties per year will be required to have a new central heating installation installed, with approximately 20 % of these houses requiring both central heating and a full re-wiring combined and shall be as per the Schedule of Rates; 7) Working in partnership with North Ayrshire to provide an efficient and effective service to our tenants.
