Creechurch House Refurbishment

Tender description

Creechurch House is an office and retail building totalling 28,813 sq ft over basement ground and eight upper floors. The property is situated at the junction of Bevis Marks, Houndsditch and Stoney Lane, and is believed to have last been refurbished in 2002. The purpose of this project is to initially assess a refurbishment for Creechurch House to re-let the property on the open market following the exit of the current occupational tenant on 16 June 2018. It is considered at this time that a light touch refurbishment will be the only feasible option. The intention is to explore the undertaking of a refurbishment of the office premises to open plan Cat A fit out for a 5-7 year lease, including the replacement of ceilings and floors, redecoration of walls, stairwell, lifts, lift lobbies and W/Cs, and partial refurbishment of the building M&E based on the findings of a plant validation survey. It is anticipated that the maximum capital expenditure for total works is approximately £1.75m.
