Tender description
This contract is for the construction of three individual office buildings which form the next phase of development at Sci-Tech Daresbury and is being tendered on behalf of Daresbury SIC LLP. Project Violet Brief The site is located to the north-east corner of the Daresbury Strategic Site in Warrington. The site is bounded to the north-east by the Daresbury Expressway (A558), Keckwick Lane to the south-west and Innovation Way to the north-west. The site is accessed from Daresbury Expressway (A558) which provides direct links with the M62 to the north, and the M6 to the east. The development is the next phase in the expansion of the Sci-Tech Daresbury site, incorporating new buildings that continue to support the growing need for accommodation for science, research and innovation. The development comprises three buildings, as reflected below: Building Area (sq.m) Building 1 2,175.38 Building 2 1,701.10 Building 3 1,701.10 Total 5,577.58 Each building provides flexible office accommodation with a central core area with WC’s and central tenant and landlord service risers. Central covered cycle storage is provided externally within a dedicated cycle shelter along with showers, changing, lockers and drying facilities that are located on the 3rd floor level of each building. 140 dedicated car parking spaces are located directly adjacent to the buildings with level access provided throughout the site. The buildings will achieve minimum BREEAM Excellent rating or equivalent. The development includes extension of the existing linear park and the enhanced soft and hard landscape treatment along Keckwick Lane, enhancing the network of open spaces and improving key routes connecting the development site with the wider Sci-Tech Daresbury site. The development includes the extension of the existing highways network with improvements to the access from the Keckwick Lane roundabout and the creation of a new access road off Keckwick Lane which will serve the Project Violet site and has the potential to provide access to future development of the remaining site to the east. Contractors are expected to have a minimum annual turnover of £10 million. The work will be tendered as a traditional lump sum fixed price contract and the Form of Contract with amendments, insertions and deletions as shown in the Contract documents, is the JCT Design and Build Contract 2016.
