Tender description

The proposed mix for the scheme is 14no. 3 person 2 bedroom CAT 1 apartments and 2no. 3 person 2 bedroom generic wheelchair standard apartments (Example Generic Wheelchair Standard apartment layout and ‘Annex A’ Design Standards are included at Appendix 3. It is only necessary to comply with the ‘Essential Standards’ detailed in Annex A. It is preferable the generic wheelchair standard units are located at ground floor level). The buildings will be constructed to Lifetime Homes, Secured by Design standards and current Building Regulations. Estimated to be in the region of £1,800,000. An outline planning application (F/2013/182/O) for the proposed demolition of the existing hotel and construction of 20 two bedroom apartments with amenity storage and associated car parking was granted planning permission on 7th April 2014. There is no evidence to suggest an application for Reserved Matters was submitted and the time period for making this expired in April 2017. The permission remains a material consideration in the determination of any application until the expiration of five years which is 6th April 2019. No elevations were provided as part of the application package however Condition 6 of the permission restricts the ridge height of the building to the Curran Road to 8.5 metres at the highest point to protect the amenity of neighbouring properties.
