Onward Homes are seeking to appoint an architect to work with us to develop a masterplan and designs for housing on sites in the centre of Hattersley. We are the principal landlord and main social housing developer in the area. Since the stock transfer of this former local authority estate 10 years ago, Hattersley has seen a large investment in the existing rented stock and the development of housing for sale. The old district centre has been relocated and this has created a series of sites, 3 hectares in size overall, within the centre of Hattersley which are suitable for residential development. Onward Homes are seeking to appoint an architect to work with us to develop a masterplan and designs for housing on sites in the centre of Hattersley. Since the stock transfer of this former local authority estate 10 years ago, Hattersley has seen a large investment in the existing rented stock and the development of housing for sale. The old district centre has been relocated and this has created a series of sites, 3 hectares in size overall, within the centre of Hattersley which are suitable for residential development. We have Homes England funding for 44 properties which we need to be onsite with by April 2019. We therefore wish to appoint an architect in September 2018 with a view to developing and consulting on our plans, so that we can submit a detailed planning permission by the end of 2018 for at least 44 homes. As part of this process we will need to submit outline planning permission for the whole site. Our vision for these sites, is that we want to create a secure scheme, which looks outward, that includes housing for sale and specialist older persons/supported housing. We want to provide housing for sale for families and young professionals with the aim of creating a balanced community and to promote tenure diversification in the area creating a market brand. In addition we may also include any communal facilities that the community wants and needs to be established through consultation. We therefore wish to commission an architectural practice to work with us to develop the brief for the site, based on your experience of the following: — older persons’ extra care schemes and other supported housing models, — general needs housing both for rent and sale, — residential developments which have integrated a high quality public realm demonstrating a good understanding of urban design principles, — mixed use developments incorporating commercial elements, — your experience and approach to resident consultation, — the resources you can offer us.
