Tender description

Recent updates to the FRA for Building 01 recommended a detailed survey of the service voids inspecting the condition of and assess the adequacy of fire stopping provided where services exit service voids into the service floor, basement and/or corridors. Building 01 has over 300 service voids running from the basement or ground floor to the service floor (2nd floor). The service voids are arranged along the central corridors at intervals between 300mm and 500mm. Of brickwork construction, the voids contain mechanical and electrical building services originating either on the service floor or in the basement. From the ground and 1st floor corridors, the vertical voids are accessed via hatches situated on both floors, which are situated behind corridor panelling. The photo shows an access hatch with corridor panelling exposed. No smoke or fire resistance is offered by the access hatches. The service voids culminate in the service floor where they are either sealed flush with the floor level or are set on wire mesh or capped with a cast in-situ concrete plinth. If a fire-separating element is to be effective, every joint, imperfection or opening to allow services to pass through the element, should be adequately protected by sealing or fire -stopping so that the fire resistance of the element is not impaired. Supply and fix fire stopping for pipes and other services which pass through a fire separating element in the service floor and basement using certificated fire stopping iaw approved document B, the method must be agreed with PHE during the tender process.
