Tender description

Apex wishes to procure a private sector developer to develop housing units on land in Ballyshannon, Co Donegal, situated within the scope of the Local Area Plan for housing for Ballyshannon. The developer must provide a site/s, which must be located within the scope of the Local Area Plan for housing for Ballyshannon, and deliver up to 30 housing units. The Tenderer’s proposed site/s must be located within the scope of the Local Area Plan for housing for Ballyshannon. Sites falling outside the scope of this plan will not be considered. The Tenderer must have Good and Marketable Title to the site/s on which the Scheme is to be developed. Any Scheme must comply with the County Development Plan and all applicable housing guidelines including without limitation those issued by the Department of Housing, Planning and Local Government — please refer to the Request for Tenders for more details. The design capacity/Scheme design and unit mix must be capable of meeting the identified social housing needs of the Local Authority and obtaining funding from the Local Authority. The design capacity/ Scheme design must be able to accommodate the unit mix set out in the Request for Tenders. There is a requirement to deliver up to 30 units — this is the maximum number of units that Apex may contract for pursuant to this Competition. Only two-storey houses are permitted. All 30 units may be provided by one Tenderer; alternatively, a number of Tenderers may fulfill this requirement, in which case more than one contract may be awarded in accordance with the provisions of the Request for Tenders. It is up to Tenderers to decide how many units they propose to develop, but no Tenderer may propose more than 30 units. The units proposed by a Tenderer can be located on one or more sites within the scope of the Local Area Plan. Further details are set out in the Request for Tenders.
