CONSTRUCTION PROJECT AT POSNETT STREET BELFAST

Tender description

The site at Posnett Street, Belfast extends to approximately 0.6 hectares in size and is comprised of two surface level car parks on either side of Posnett Street and the former car park to the PSNI station on Donegall Pass. The land within is flat throughout. Vehicular access to the land is from Posnett Street with the exception of the former PSNI station car park where the access is from Donegall Pass. The lands to the east are primarily residential in character. Botanic train station is immediately to the south. Immediately to the north is two blocks of mixed use development which front onto Donegall Pass. To the west is a further block of mixed use development which fronts onto Botanic Avenue. Clanmil expect to achieve approximately 30 units across the site with private amenity space and parking. We are seeking a holistic design solution for this site which will allow the site to be developed in 2 phases. Phase 1 to be delivered should consist of the following – Phase 1 Social housing mix 15 no. including - 10 no. 3p2b houses 3 no. apartments 3p2b 2 no. apartments 2p1b 5 no. affordable houses Phase 2 The balance of the mix should fall into subsequent phases. Architects should then determine the number of units that could be accommodated across the rest of the site and suggest phasing for this to allow for gradual development as the scheme becomes occupied Consideration should also be given to meaningful open green space within the development. The exact mix will be determined through this competition and is also subject to change through consultation with NIHE and the community group. The properties will be constructed to Lifetime Homes and Secured by Design standards.
