Tender description
Scope of Survey The survey should take the form of an appraisal of the main parts of the structure including roofs (internal & external) , walls, floors and finishes, internal and external areas, arising out of visual inspection only. An assessment of the condition of components within the properties – fitted kitchens, bathroom suites, boilers, electric shower etc. The age of/end of life of fire system components within each property requires assessment and recording – CO alarms, smoke alarms heat detectors - communal fire systems are periodically checked and serviced by service provider but would also need recording. The survey should incorporate a 100% drive-by ‘impressionistic survey’ of the whole stock to accurately facilitate the cloning of data to uninspected properties based on suitably representative “donor” assets; Any general comments pertaining to a property that would be deemed of importance to us as the management company/landlord should be highlighted. Where parts of the structure are inaccessible or unexposed, no opinion can be given, but attention should be drawn within the report that such situations have arisen. No tests will be carried out on electrical, plumbing, heating or drainage installations. A schedule of photographs should be provided to compliment the report. Survey is to include all ‘common areas’ associated with multi occupancy buildings (internal & external) All communal/community buildings, which are included in the numbers are to be surveyed. The furnishing of a 30 year forecast of Repairs, Cyclical & Planned Maintenance Works in respect of the findings of the condition survey.
