Tender description

Colchester Borough Council requires an experienced contractor to construct a new 2 storey extension and within the main building the refurbishment and redevelopment of the existing theatre. The project is partly grant funded. If the Council is successful in securing a grant from the European Regional Development Fund (ERDF), then a condition of this grant is that the new build elements of the works are assessed following the BREEAM method of assessment and are to achieve a “Very Good” rating. The Council is initially therefore only looking for expressions of interest from contractors who have experience in delivering projects that have achieved a BREEAM rating of “Very Good” or higher. Note that if the Council is unsuccessful in securing the ERDF grant, then the requirement to achieve a BREEAM rating of “Very Good” will be withdrawn from the project before it goes to tender. The project will be delivered in 2 work phases: Phase 1 being the construction of a new two storey Production Block including rehearsal space and offices, to be built whilst the main theatre remains in use. Phase 2 which is to overlap Phase 1 and when the theatre has moved out of the main building, will include the refurbishment and redevelopment of the existing theatre to improve building accessibility, create a new box office, bar and restaurant complete with commercial kitchen, creative learning space, new Green Room and dressing rooms, improved WC facilities for customers, cast members and staff, and improved acoustics, stage and house lighting, and furnishings within the existing auditorium. Works will also include the complete replacement of all existing mechanical and electrical services and ICT and AV systems and infrastructure. The project is partly grant funded.
