Tender description

Choice Housing Ireland Housing is one of Northern Ireland's leading registered Housing Associations. Our mission is to provide high quality homes at the lowest possible economic rent for everyone in housing need and we currently own and manage in excess of 10 000 properties throughout Northern Ireland. Choice are seeking to appoint a suitably qualified contractor to carry out window cleaning and gutter cleaning services at Choice Housing Ireland Sites across Northern Ireland. Invitation to Tender documents provide an extensive list of the properties to be serviced under this contract with a breakdown of the frequency and additional site specific information. As a developing Housing Association the requirements of the contract may increase during the contract period. Choice may on occasion seek additional costs for new developments. The scope of the services is that the contractor shall provide all management, tools, supplies, equipment and labour necessary for the following: Window Cleaning Window cleaning at each of the properties listed within Appendix A — Pricing Document Windows to and external windows. Also included is Appendix B — Hard to reach internal windows which details windows in internal communal areas that are deemed to be out of reach. The cost for cleaning the internal hard-to-reach windows should be incorporated into the overall cost per clean in Appendix A. External windows should be cleaned 6 times a year (unless otherwise stated). Internal hard to reach windows shall be cleaned twice a year (unless otherwise stated). Cleaning shall be carried out on the glazing and window frames to the standards set out in Section 11.5 Outcome Standards. Total cost offered includes for any mobile elevated platform lift or ladders / scaffold that will be required in order to carry out the service. The contractor is to ensure that he is able to access all parts of the building in order to carry out this service. Gutter Cleaning The annual removal of debris, external cleaning of all gutters and downpipes in a manner that will maintain a neat and professional appearance. The annual visit is to be no more than 12 calendar months apart between yearly visits carried out in the months to be agreed upon commencement of the contract. Choice Housing Ireland may require to increase or decrease the frequency of Gutter cleans at some or all of the sites throughout the life of this contract. Changes in this requirement will be communicated to the Contractor by the Contract Manager in writing. Total cost offered includes for any mobile elevated platform lift or ladders / scaffold that will be required for the annual gutter cleaning program. The contractor is to ensure that he is able to access all parts of the building in order to carry out this function. Guttering quantities recorded on the attached Appendix C — Pricing Document Guttering is recorded in metres. Ad Hoc Cleaning Contractors should provide a separate cost for carrying out the window and gutter cleaning service when required outside of the annual cleaning schedule on the attached spreadsheet, Appendix D — Pricing Document Ad Hoc Cleaning.
